Kansas City ranked No. 1 for people selling their homes

Kansas City topped a new data analysis from Realtor.com — this time for packing up and moving elsewhere.

Realtor.com economists analyzed the 50 largest metros in the United States and their turnover rates from September 2024 to August 2025 to find the top 10 cities where the most people are selling their homes. In their analysis, Kansas City was tied for the No. 1 spot.

Both KC and San Antonio have a turnover rate of 45 sales per 1,000 housing units. Realtor.com didn’t give a reason as to why Kansas City was ranked No. 1 on their list.

The rise in residents selling in Kansas City is because many homeowners believe this is perfect moment to sell and take advantage of their built-up equity, according to Hannah Jones, senior economic research analyst at Realtor.com. She said that homeowners are likely to find interested sellers because of the city’s relative housing affordability and its low cost of living.

The median list price on Realtor.com for homes in Kansas City is $380,000.

“Affordable home prices in Kansas City contribute to relatively high housing turnover,” Jones said. “Kansas City has also seen strong demand that has supported that elevated turnover.”

The harsh Missouri winters motivated others to relocate, Majid Ghavami, a ReeceNichols agent located in the Kansas City area, said to Realtor.com.

“A lot of it has been retirees moving to warmer climates,” Ghavami said. “Maybe it’s those baby boomers hitting that age where they’re retiring, and so they’re just relocating to different parts of the country to spend their retirement years.”
