Once notorious former Swansea ‘gentlemen’s club’ up for sale

It is now a six-room, 27-bed hostel and is on the market for a six-figure sum. Once upon a time a former business there offered massages to paying customers

One of Swansea’s most notorious buildings which was transformed into a hostel has been placed up for sale. For generations, Studio 95, along Mansel Street in the city centre, housed what was described as a ‘gentlemen’s club’, offering massages to paying customers.
We reported back in 2023 how property developer Michael Border, of TIFA property, transformed the building into an affordable £20-a-night hostel, coffee shop and bar, with the building re-opened as ‘The Studio’.
It featured six rooms made up of box bunks, with a decision made for the rooms to still feature the names of the original massage areas – play, lemon, blue, gold, VIP and studio.
But now, the doors of the newly re-purposed business have closed, with Prime Property Auctions marketing the building for sale, with an opening bid set at £315,000. Never miss a Swansea story by signing up to our newsletter here.

Its listing reads as follows: “We are excited to present this vacant six-room, 27-bed HMO/hostel located within a prime location in Swansea.
“The property comprises an inviting entrance leading to a vibrant bar/social area, a practical storage room, and six spacious bedrooms, each with its own en-suite.
“This property is fully equipped and ready to be utilised as a fully functional HMO/hostel, making it a perfect buy for ambitious investors or business owners.”

It adds: “With rooms renting at £70 per night in the area, there is potential to generate considerable income, totalling £482,895 annually, at a 70% occupancy rate.
“Located in a sought-after area, the property benefits from high foot traffic, excellent amenities, and convenient transport links. It is priced to ensure a swift sale.
“The property is being offered at a fantastic discount to ensure a sale. It should appeal to anyone looking for a straightforward purchase with excellent upside potential.”
Mr Border has also surrendered the lease for his company’s planned transformation of the beloved Swiss Cottage at Singleton Park.

He shared plans with WalesOnline in 2023 for a cafe-restaurant, a street food kitchen and an external serving area for drinks and ice cream, together with community activities.
Swansea Council has said it “remains committed” to finding a future for a stunning Alpine-style building.
