NEW: Booz Allen Hamilton plans HQ move from Tysons to Reston

The mystery tenant who sought a pedestrian bridge to connect developer Comstock Companies’ new Reston Row office buildings has been revealed.
Federal contractor Booz Allen Hamilton announced today (Monday) that it will swap its longtime headquarters in Tysons for the entire 9-story building at 1870 Reston Row Plaza, plus “multiple floors” of its 13-story companion at 1800 Reston Row Plaza.
Trumpeted by Comstock earlier this year as Northern Virginia’s only newly available trophy office space, the Reston Row offices will offer “flexible spaces” that Booz Allen says are necessary to support its “evolving needs” and “advanced technology capabilities.”
“We continue to invest in an innovative, optimized Booz Allen,” Booz Allen Chief Operating Officer Kristine Martin Anderson said in a press release. “Our new headquarters will provide our people, partners, and customers with upgraded resources to build the technologies that support national missions while rightsizing our facilities footprint.”
A technology consulting company that claims to be the federal government’s “leading” artificial intelligence provider, Booz Allen Hamilton employs approximately 32,500 people around the world and has maintained a corporate headquarters at 8283 Greensboro Drive since the 10-story building in the EastBoro office complex was constructed in 1997.
The company led Tysons in federal contracting awards from October 2023 through September 2024, though the Trump administration’s spending cuts have resulted in a slowdown in revenue growth and reportedly triggered two rounds of layoffs this year.
This won’t be Booz Allen’s first time establishing a presence in western Fairfax County. For about 13 years, the contractor leased a majority of the Dulles Overlook office building at 575 Herndon Parkway, which is now being considered for redevelopment.
With the buildout of its Reston office expected to start next summer and the new headquarters opening in fall 2027, Booz Allen will decommission its Tysons office in 2028, according to the press release.
The Reston Row lease encompasses a total of 310,000 square feet, including all 220,000 square feet at 1870 Reston Row Plaza and approximately 100,000 square feet across three floors of 1800 Reston Row, the Washington Business Journal reported.
“Booz Allen has been a top employer and business leader in the Washington metro area for decades,” Comstock Chief Operating Officer Tim Steffan said. “The Row at Reston Station reflects the best of Northern Virginia’s economy, tech talent, and modern conveniences, and we are honored to welcome Booz Allen as part of our community.”
According to Comstock, the 1800 Reston Row building was recently completed, and the 1870 building is on track for delivery by the end of 2025. The pedestrian bridge approved by the Fairfax County Board of Supervisors in October will eventually connect the two buildings at their seventh floors.
Reston Row represents the second phase of Comstock’s massive Reston Station development around the Wiehle Metro station. In addition to the office buildings, the 1.6-million-square-foot district includes the JW Marriott Hotel and Residences that opened in September, the 419-unit BLVD Haley apartment building, and a variety of retail and restaurants.
Currently under construction, BLVD Haley is slated to begin delivery later this year and finish in the second quarter of 2026, Comstock said in its third-quarter 2025 earnings report.
Existing retail tenants Tous les Jours and Vida Fitness will eventually be joined at Reston Row by Noku Sushi, Puttshack and Ebbitt House, a new American grill restaurant from the company behind Clyde’s of Reston.
Comstock also previously announced that Inova will lease office space for a concierge medicine service.
Future plans for the Tysons building that Booz Allen is set to vacate are not yet clear. The Meridian Group, which owns the whole EastBoro complex after acquiring the 8283 building in 2020, declined to comment.
The developer nominated the site in 2022 for a Fairfax County Comprehensive Plan amendment that would add an option to replace two of the five office buildings with mixed-use housing. The proposal didn’t include the Booz Allen headquarters building, but it did target the one housing Alarm.com, which renewed and expanded its lease last year.
Fairfax County staff concluded that a plan amendment wasn’t needed to allow a potential redevelopment, though no applications proposing any changes to the office park have been filed since.
Booz Allen’s impending departure comes on the heels of global human resources consultant Workday announcing in October that it will move its headquarters from the Greensboro Park complex in Tysons to Reston Town Center.
