Rugby acquires Cavendish Walk Shopping Centre for £1.5m

A key part of Knowsley Council and Genr8 Kajima’s £200m plans to regenerate Huyton town centre, the retail complex comes in at 100,000 sq ft over two levels off Derby Road.

Rugby Property Assets acquired the freehold for 73,000 sq ft of Cavendish Walk Shopping Centre, paying £1.5m to acquire the asset in a deal that completed late last year. The retail complex brings in £413,000 in gross rental income each year. It boasts 21 retail units and a 70-space basement car park.

Cavendish Walk was purchased from Watling Real Estate, which had been appointed Law of Property Act receivers for the facility after its Jersey-based landowner entered administration.

The remaining 27,000 sq ft of the 100,000 sq ft shopping centre  was acquired by Knowsley Council in 2024.

“This sale comes at a particularly exciting time as Knowsley MBC, in partnership with Genr8 Kajima Regeneration, look to progress implementing the Huyton Village Centre Masterplan which is set to deliver £200m of investment to the area,” said Ian Whittaker, director at Watling Real Estate.

The project, known as St Michael’s Place, includes transforming the centre into a community hub, building a 91,000 sq ft council headquarters, and delivering a 130-bed hotel. Down the line, it would also deliver up to 420 homes and a 400-space mobility hub. Planning permission for the scheme was submitted last autumn.
