If you’ve driven down Interstate 84 in Meridian this summer, you’ve probably seen dirt moving across the wide swath of farmland lining the interchange at Ten Mile Road.
Since May, construction has been underway on the first phase of commercial development at The District at Ten Mile, the 220-acre project headed by Treasure Valley developer Tommy Ahlquist.
On Wednesday, developers with Ahlquist confirmed more than a dozen businesses that are planned for the project, with some openings expected as soon as next year. New spots announced include: Parlor Doughnuts, Kura Sushi, Over Easy, Birdcall, Floyd’s 99 Barbershop, Club Pilates and PDS Health.
Inspired in part by the popular shopping center The Village at Meridian but twice as large, the massive development is expected to bring new shops, offices and restaurants to the northwest corner of the Ten Mile Interchange. The area surrounding the interchange has exploded with development in the 15 years since it opened, at The District at Ten Mile is set to deliver one of the final major bursts.

Target: Look a little closer at the land west of Ten Mile, and you’ll see the gray walls of Meridian’s first Target going up. The roughly 148,000-square-foot Target will be the Treasure Valley’s fourth, with opening eyed for May 2027, Ahlquist previously told the Statesman.
Life Time: A more than 100,000-square foot Life Time fitness center will “anchor” The District at Ten Mile, along with Target, Ahlquist’s vice president of leasing, Holt Haga, said in a Facebook post on Wednesday. A national luxury fitness chain, Life Time recently opened its first Idaho gym in Eagle, with memberships starting at $299 a month.
In-N-Out: It’s looking like Ten Mile Road will be getting an In-N-Out, after all. After the California burger chain was blocked from building its second Meridian restaurant farther north on Ten Mile, developers announced that they planned to build a new home for the fast-food joint at The District. The chain has three other Treasure Valley spots.
Parlor Doughnuts: An Indiana-based “layered doughnut” company plans to make its Idaho debut, according to Haga, featuring coffee and vegan, gluten-free and keto-friendly sweets.
Kura Sushi: This revolving Japanese sushi restaurant is “coming soon!” to Meridian, its website says.
Over Easy: This Arizona restaurant chain plans to offer diners “a classic American breakfast, a boozy brunch, or a casual lunch” at The District, Haga announced.
Birdcall: Another fast-casual chicken joint wants in on the Treasure Valley scene. That’s Birdcall, an up-and-coming Denver, Colorado-based chain that’s so far expanded into Arizona, Mississippi and Texas.
Floyd’s 99 Barbershop: Also based out of Denver, Floyd’s 99 Barbershop specializes in men’s haircuts and beard trims, and has one Idaho shop in South Meridian.

Club Pilates: This pilates studio chain started in San Diego, California in 2007 and has six locations in the Treasure Valley, including two in Meridian, according to its website.
PDS Health: Formerly known as Pacific Dental Services, PDS Health is a dentistry-focused health care company.
Handel’s Ice Cream: Once crowned the No. 1 ice cream on the planet by National Geographic, this homemade ice cream company has a shop opening soon in Eagle. The District at Ten Mile would be its second Idaho location.
Zao Asian Grill: This “Asian fusion” chain has most of its restaurants in Utah, but made its Idaho entrance at The Village at Meridian last year. With customizable bowls, salads and wraps prepared Chipotle-style, the restaurant has another location in the works next to the coming Handel’s in Eagle.
If you’ve been following Statesman reporting on The District at Ten Mile, you may already know that other businesses scheduled to open include: Panera Bread, Taco Bell, Mo’ Bettahs, Tide Cleaners and Chase Bank.
Developers have also hinted at two hotels, a law enforcement-focused daycare and six industrial buildings, two of which are already under construction along I-84 and are expected to open in the fall.
In a Facebook post Wednesday, Haga said that about 12,000 square feet of retail space are still available at the site.
